       Before we set out on our journey to find your home, you should definitely talk with a lender. They will let you know how much you are qualified to borrow, how much of a down payment you will need, and will estimate your monthly payment.

     There are many different programs available out there designed to help the consumer get into a home. Even if you don't have the best credit score. 

       Based on their performance on past transactions, I have a list of lenders in Southern Utah that I can highly recommend. They are knowledgeable in the market here in Southern Utah and have working relationships with our title companies and appraisers. I'd love to help you find the right lender for your situation.

       Here is a list of things your lender will most likely ask you to bring with you at your consultation:

* W-2 forms - or business tax return forms if you are self employed - for the last     2 or 3 years

* Personal tax returns for the last 2 or 3 years

* Your most recent pay stubs - usually 2 months

* Bank statements for the last 2 months

* Most current credit card and loan statements

* List of previous addresses for the last 5 to 7 years. 

       Getting pre-qualified is just the foundation of your home buying process, so if you get it done right the rest of your search can actually be a lot of fun! Imagine finding a home and falling in love with it, getting your heart set on it, making plans like painting and furniture, only to find out you don't qualify to buy it.
